Residential Property Management

Sofia has extensive experience with residential property management services, from evaluating the property and determining an accurate rental rate, tenant screening and selection, tenant move-in and out process, rent collection, evictions, legal issues, maintenance, and repairs, which include remodeling, as well as periodic on-site inspections and financial accounting.

Commercial Property Management Services

Sofia offers Commercial Property Management Services, which include rent collection, contract negotiation and renewal, and ongoing upkeep and preventive maintenance. Sofia has extensive experience and the strength to provide an immediate solution to any management problem.  Sofia Property management maintains and raises the level of tenants, ensuring high levels of occupancy and steady income.

Leasing Option

We will obtain a tenant for your rental property on a one-time basis.  We will advertise the property, obtain and process the applications through telephone inquiries to current and past landlords, obtain credit reports, and also check for any evictions currently on record.  Upon approval of an applicant, will sign a year lease agreement, unless a longer lease is requested by the owner.  A detailed, written walk-through inspection will be done with the tenant on the day of move-in. All paperwork (Lease Agreement and signed policy packet), the walk-through inspection form, security deposit, and rent will then be forwarded to the property owner.  After the rent is collected at the time of move-in, the tenant will then begin to pay rent to the property owner directly.  If the tenant has any repairs or problems at the property, they will contact the owner directly. We will not be responsible for the move-out inspections, repairs, or any necessary legal action during the tenants occupancy  Any concerns or problems with the tenant become the responsibility of the owner.

Full Management

Our full management service is similar to our Leasing Option, above, as far as the services that are provided before the tenant moves in.  In addition, Sofia Properties will obtain a new tenant for your property each time a vacancy arises.  The same advertising, application and approval process will be done.  Again, a one year lease will be signed unless the property owner requests a longer lease to be signed.  A detailed, written walk-through inspection will also be done.  The tenant will pay rent to Sofia Properties each month; there is no additional leasing fee with this option, only the monthly management fee will be charged.  If the tenant has a repair, they will contact our office and we will handle it accordingly.  A yearly inspections of the property will be performed to ensure that the exterior of the property is properly maintained.  We can also pay your monthly mortgage payments, property taxes, and property insurance, and make direct deposits into your local bank if the owner chooses. A monthly statement is sent to each property owner.  We do provide after hours emergency service for tenants. The statement shows rent income and expenses for the month, and also year-to-date.
